Home Maintenance Tips to prevent home insurance claims

By following a few simple rules of thumb, you can significantly decrease the chances of your home being devastated by perils such as fire, theft, among others. Making a claim means that something has gone wrong, and there is damage. Here are a few tips to stay out of harm’s way. 

1- Inspect your Roof: In the Atlanta area, we sustain several pretty major storms every year. Whether the storms are destructive or minor, your roof can still be at risk for damage. It is a good idea to have a professional come inspect your roof for damage. Most of the time, roof inspections are at no cost to you. You want to make sure it is in good condition and there are no leaks that can cause further damage to your home, even the inside. One thing that will considerably help your roof is to cut back tree limbs. These branches could either fall and cause damage or allow unwanted animals to cross into the snug, warm shelter of your attic.

2- Turn on your Outdoor Lighting: By simply adding some outdoor landscape lighting around the front of your home, your driveway, and other entryways, you may discourage a potential burglar who prefers sneaking around in the dark. Consider motion light near your entrances or low windows. Also, make sure your shrubs are cut low to remove hiding spots for criminals.

3- Update Electrical and Plumbing: Believe it or not, dated electrical and even plumbing systems can contribute to fire and flooding problems in your home. Set your calendar every 4-6 months to inspect your home. Check your water heater for any leaks or signs of rust or deterioration.  Repair any loose electrical wires or defective electrical outlets. Make sure all your outlets are not bogged down. If you have numerous plugs in one area, be sure to use a surge protector. Make sure your electrical components are wired and set up properly.

4- Smoke Alarms and Extinguishers: Set your calendar to check your smoke detectors with the time change. Replace batteries every 6 months to be sure they are working properly. Make sure everyone in your home knows where the fire extinguishers are located and how to use them. Place them in easy to reach places on each floor of your home, and in an area that you can use them and escape. Ensure that the pin and seal are in the proper place and verify no physical damage to the extinguisher.

5-  Make aFamily Emergency  Plan: Every homeowner and family should have an emergency plan in the event of emergency, such as a fire or break in, or natural disaster. Set a meeting place for your family at an outside location, such as near a tree or the mailbox. Make sure your family knows what to do and run a few mock trials every few months. Make sure to have emergency contacts listed near a phone and that all family members know how to use the phones in your home.

By taking these few simple steps, you could considerably lessen the risk of household disasters and having to make home insurance claims.
