Termite damage and atlanta home insurance

When I first moved to Atlanta 20 years ago a friend told me his view on termites. He said, “It’s not about “if” you are going to get termites… its a question of “when” you are going to get termites”.  So if you are a homeowner you might very well be concerned about these persistent problematic pests!

Will your Georgia home insurance protect you from termites?

You may be surprised to hear that the answer is no. Insurance companies expect home owners to take care of preventive maintenance issues, BEFORE they become problems.  In fact, this is so serious that you can’t close on a new home mortgage without proof of the termite inspection letter.  As a result insurance companies expect home owners to invest in renewing their annual termite bond.

What do you get for your money?  Each year you receive an annual inspection by a certified termite professional that walks your home and thoroughly examines every nook and cranny. These bonds typically run under $200 a year are a very good investment to protect your home. (By the way make sure you get the kind that will repair your home if there ever is a problem . You do  not want the kind that simply retreats your home with the termite chemicals)

Many people choose to ignore this advice about termite protection

They feel that they don’t have the money right now or that they are willing to “take their chances”.  Well, while that is their prerogative, remember that it is not a  matter of “if” you will have termite infestation but “when” you will have it.  Termites are funny fellows. They work silently day after day for months eating a way at your home without you knowing it  until it is too late.  Pest control companies tell woeful tales of home owners that are shocked to find infestation and damage that causes thousands upon thousands of dollars worth of repairs.

And for those that “think” they got away with it and are ready to sell their home…. they are in for a surprise awakening when they find out that they must pay for a new bond because they didn’t renew their old one. A new termite bond can easily cost over a thousand dollars.

So basically it comes down to this… pay a little each year or pay it all in a lump sum when you have to sell your home or even worse pay for expensive repairs to your home.

Termite insurance bonds can simply be considered as just another type of insurance policy. The only difference is that you buy them from your local pest control company and not from your local GA insurance agency.
